The Long Overdue Gentrification of Thonglor’s Sukhumvit 36-38

The Thonglor neighborhood needs little introduction, classy and desirable it has already cemented itself as an upmarket location. Sukhumvit 55 (Thonglor Road) is currently a beehive of condo development activity, where the capital’s top developers have launched a slew of exclusive ultra-luxury residences.

Most of development activity has traditionally focused on Sukhumvit 55 which is largely perceived as the prime section of the Thonglor neighborhood. However in an ironical twist, Sukhumvit 36-38 the two roads located in direct proximity to BTS Thonglor have generally been underrated and overlooked.

Often viewed as the grittier side of Sukhumvit Road and Thonglor, condo developers have in the past shied away from Sukhumvit 36-38. However the growing appetite for Thonglor’s exclusive and appealing lifestyle by investors and homebuyers has encouraged developers to massively reconsider!

The two roads have their merits as lifestyle locations, notably immediate proximity to the BTS Station and easy connections to Rama IV and Sukhumvit Road. This convenience combined with a prestigious address, is what is fuelling a sudden boom in Condo development activity. A quick review of the projects under-construction on Sukhumvit 36-38 will reveal that this compact section of Thonglor is a concentrated beehive of development activity.

Listed developer AP (Thai) in 2016 completed Rhythm Sukhumvit 36-38, making the Condominium one of the first modern projects ready to move-in on Soi 36. The completion of this Condo will mark the beginning of a slew of luxury residences from a multitude of developers. These projects will undoubtedly redefine the residential landscape and character of these two roads!

Announced and launched in 2016, two low-rise luxury developments are mid-way through the construction process; notably Vtara36 by V Property an 8-Floor (466 Units) condo initially marketed at Bt 125,000 per sqm and Urbitia Thonglor by EMC that will also consist of 8-Stories (130 Units) marketed at Bt 139,000 per sqm when it was launched.

On top of this, two high-profile launches were announced this year. The first is exclusive Ideo Q Sukhumvit 36 by Ananda that will consist of 2 Towers and a total of 449 Units. Future residents will benefits from a variety of facilities such as swimming pool, fitness center sky bar, Japanese garden. Prices of Units in Ideo Q Sukhumvit 36 start at Baht 6.49 Million

The second is The Esse Sukhumvit 36 by Singha Estate located on the corner of Sukhumvit Road and Sukhumvit 36. Developed over a 2-rai plot of land it will comprise of 48 Storeys and 338 units. This super-luxury condo is designed by world-class architects and will offer an exclusive living experience with a range of luxury facilities available for residents.

These condo developments are unlikely to be the last to be announced on this bustling section of Thonglor. Interestingly, another plot of land is currently being prepped for development on Sukhumvit Soi 38.
