Nana Area Overview

Nana is a vibrant and dynamic part of Bangkok, popular with tourists due to its multitude of hotels. The area has cultivated a reputation for being one of Bangkok’s top nightlife hotspots with a variety of bars and clubs clustering on Sukhumvit Soi 11, 4 and 8.

On a residential perspective, Nana offers a good balance of leisure options such as restaurants, cafes and shops. Its geographic location makes it a convenient and centrally located neighborhood especially for working professionals based in the Central Business District (Sukhumvit, Wireless or even Silom/Sathorn). This has made Nana a popular expat residential area thus making it one of the most cosmopolitan areas in Bangkok.

Local Lifestyle Overview

Without a doubt Nana’s biggest appeal is its eclectic nightlife.

The neighborhood has over the years, cultivated an image as an entertainment district that comes alive after dark. Most of the commercial activity clusters on Sukhumvit 11 Road that offers a wide choice of bars and clubs catering to different clienteles. These include popular venues such as Levels Club and Lounge, Havana Social Club and Sugar Club Bangkok. Soi 11 also hosts a variety of restaurants making it the perfect place for a night out. Finally a more risqué form of entertainment can be found on Sukhumvit Soi 4.

Interestingly, Nana transforms into a large open air market after 6pm especially in and around Nana BTS Station. Street vendors, set-up stalls selling a variety of food, clothes, souvenirs, accessories, etc. Strolling through the stalls and displays can be a pleasant and exciting experience.

Nana’s dynamic nightlife should not overshadow its residential qualities. It is important to note that the area offers a pleasant and convenient lifestyle. The neighborhood is commercially developed and residents have access to a variety of eateries, cafes and shops.

On top of this “Chuvit Garden”, offers a relaxing green space for local residents adding a touch of freshness to the area. Finally Nana, also hosts “Bumrungrad International Hospital” a five star hospital that has pioneered medical tourism and which attracts patients from all over the world.

The area’s geographical location allows residents to conveniently hop on the BTS and travel to other neighborhoods (I.e. Asok, Phrom Phong and Ploen Chit) with ease. This combination of leisure and convenience has contributed to Nana’s overall appeal and desirability.

Property Investment Overview

Nana acts as a bridge between Sukhumvit and the other areas of the CBD (I.e. Ploenchit Area and Silom-Sathorn). It is important to note that Nana is a prime and established area, where new launches are commending premium prices.

The neighborhood is geographically sandwiched between Asoke and Ploen Chit, allowing it to benefit from a steady rental market. The majority of tenants tend to be expats (Single working professionals and young families) working in close proximity to the area. On a capital appreciation perspective Nana is seeing a positive uptrend due to the growing scarcity of developable land plots in the area.

At present, some interesting residential development activity is being observed on Sukhumvit Soi 3 (Where Bumrungrad Hospital is located). This road connects Phetchaburi to Sukhumvit Road and “The Rich Nana” a new residential condo is being developed.

On a side note, there is considerable pressure for Sukhumvit Soi 8 a sleepy dead-end road to develop residentially and commercially. However the presence of Wannawit School has been a roadblock for development activity. Despite sitting on a developable plot of land worth millions of baht, the owner has refused all offers by developers to buy her school. This situation appears to be unlikely to change in the coming years.

Nana Condo Options

Developers have been launching residential projects across the Nana neighborhood since the inception of the Condominium Laws in Thailand. Therefore Condos are sprinkled over several roads with most of the residential options clustering on Sukhumvit 11, 13, 10, 3 and 4.

This means that the area offers a wide-choice of older condos that may offer larger unit types; these condo options may be appealing to families or sharers. Nana is a varied area and it also hosts a variety of more recently launched projects such as Circle 11 and Hyde Sukhumvit.
