Punnawithi: Living and Investing in a New Tech Hub

A Vibrant New Sukhumvit Neighbourhood

Until recently, the area around Soi Punnawithi (Sukhumvit Soi 101) was relatively quiet; sandwiched between the busier On Nut commuter hotspot and the Bangna commercial hub, the neighborhood was relatively nondescript and largely overlooked.

Bangkok’s First Tech Hub Fuels Aggressive Growth

The primary driver of this massive residential and commercial shift is “Whizdom 101”, a major mixed-use project by Magnolia Quality Development Corporation (MQDC), working in collaboration with True Corporation, one of Thailand’s biggest mobile operators.

Envisioned as a city within a city, Whizdom 101 comprises three ultra-modern condominium projects, a 24-hour lifestyle mall, and Thailand’s first technical innovation campus, which is already attracting professionals to work in a variety of cutting-edge industries.

True Digital Park, Southeast Asia’s largest innovation Center, is an integrated business ecosystem spanning over 200,000 square meters. Launched in February 2019, it gathers together startups, entrepreneurs, tech companies, investors, accelerators, incubators and government agencies under one roof. Its expansive collaborative co-working space includes a digital public library and innovation laboratory, 3D printing equipment and an integrated learning center.

The National Innovation Agency has designated True Digital Park as Bangkok’s first Cyber Tech District. More than 70 startup firms have already announced plans to locate here, 40 percent of which are from overseas, and Google plans to establish a Google Academy. Other significant partners include Amazon Web Services, Epson and Huawei.

Next door to the campus is 101 The Third Place, a complementary lifestyle space providing amenities for integrating work and leisure. Hillside Town is a community mall with over 200 restaurants, cafes, and fashion and lifestyle outlets, many of which are open 24 hours.


Integrated throughout the complex is 101 Park, a 5,000 square-meter green space, and 101 Track, a 1.3-kilometre network of bicycle lanes and running tracks connecting with BTS Punnawithi Station. Virgin Active Flagship Club includes an outdoor swimming pool, badminton, tennis and basketball courts, and an “extreme sports” park.

A Rich and Exciting Modern Lifestyle

Hand in hand with this commercial boom, is a strong community lifestyle and residential growth. Punnawithi is quickly evolving into one of Bangkok’s most dynamic neighborhoods, already boasting a wide variety of excellent dining and entertainment venues.

Mu-I Bakery & Dimsum, next to the BTS station, offers a tasty selection of baked goods and traditional dim sum. Devilish Eats on Soi 101 is a popular destination for Western food and an assortment of indulgent desserts. Other local favorites include La Tasca, an authentic tapas restaurant, Sam Bai Thao Vietnamese Restaurant, Casa Pasta, Big Burger Pizza & Wings, Caffeine Lab Cafe and the unique Rabbito Café.

The Market for Quality Condominiums is Booming

Whizdom 101 is also fueling high demand for quality housing in Punnawithi, to serve the influx of technical professionals. Responding to this need, Thailand’s biggest residential property developers are investing in the area, with several new projects launched near the BTS station, particularly along Sukhumvit Soi 101.

Whizdom 101 includes the Whizdom Connect, Whizdom Essence and Whizdom Inspire condo projects, offering a total of 1,891 ultra-modern residences. Sansiri recently introduced THE LINE Sukhumvit 101, with 37 storeys and 778 one-bedroom, two-bedroom and duplex units ready for occupancy in 2020. Meanwhile, MBK Real Estate is developing Quinn Sukhumvit 101, a 31-storey high-rise literally next door to BTS. Also scheduled for a 2020 opening, it features 341 one-, two- and three-bedroom luxury units.

For residents seeking quieter living in a low-rise community, several new projects are available along Sukhumvit Soi 64. The Nest Sukhumvit 64 opened in 2019 with 439 units, and The Tree Sukhumvit 64 in 2018 with 149 units. These newest offerings join other local residential projects, including Regent Orchid Sukhumvit 101, The Link Sukhumvit Soi 64, Sari by Sansiri and The Room Sukhumvit 62.
