Bangkok Rental Viewing Tips

Finding that property you will call home for the next month, 6 months or 1 Year, is an exciting process. However with Bangkok’s multitude of choices and alternatives, this process can potentially be very time-consuming if not done correctly!

 

 

To help you in your property hunt, Fresh Property has developed a list of useful suggestions that will help you be more efficient in your search.

1. Pace yourself

When faced with the mission of finding a suitable rental, it is normal to want to cram as many viewings in a day as possible. However, we would advocate a more relaxed approach with a maximum of 2-3 viewings a day. By pacing yourself, you will be in the best physical/mental condition to properly evaluate properties and you will be less likely to miss important defects or issues during your viewings. Always try to record notes about the property during or after the viewing; also provided the Landlord has given his/her permission, take plenty of pictures. These notes and pictures will serve as memory aids once all your viewings are completed for the day and allow you to efficiently assess different properties.

2. Property Agents

Engaging Property Agents are a great way to view a variety of properties that may suit your requirements. On top of this, if the Property Agency is experienced, they will recommend alternatives thus exposing you to a variety of rental options and in the process saving you time. Avoid working with too many Property Agents (Fresh Property would recommend a maximum of 2). As you may become the victim of an overload of calls and e-mails from different Agents, which will distract and confuse your decision making process. Secondly, you may end up booking double viewings for the same property; as it is common for Landlords to advertise with multiple agents.

3. Property Specs and Condition

Always ensure the specifications of the property such as layout, kitchen, bathroom and bedrooms are suitable for your requirements. Also review whether items such as air-con units, water heating systems and fixtures/fittings (Notably Shower Heads, Windows and Doors) are in good working condition. If you are looking for a Fully Furnished rental, make note of the furniture and appliances provided and note down any extra-items required. It is always a good idea to bring a friend/partner along with you to viewings, as this ensures you get a second opinion!

4. Neighborhood

If you have time before or after the viewing, Fresh Property would recommend having a stroll around the neighborhood where the Property is located. Evaluate the proximity of amenities such as “7-Elevens, Restaurants, Coffee Shops, Grocery Stores, etc.” Always review the transport options available to you in the area, such as BTS/MRT Stations, highways/main roads, taxi/motorcycle stands etc. Also you can review important considerations such as safety and security. Remember that you will need to step out of the property and the local neighborhood is an important aspect of your future lifestyle!
