Geographically referring to the intersection of the two major roads Ladprao and Phahon Yothin Road the area has developed a strong residential community and a pleasant lifestyle offering.

The area is popular amongst Thai working professionals as it is well connected, served by BTS Mochit, MRT Chatuchak Park, MRT Phahon Yothin and MRT Ladprao; it is also easy to drive to other parts of Bangkok with direct access to Bangkok’s expressways. Ladprao- Phahon Yothin offers residents a multitude of leisure and relaxation options such as the famous Chatuchak Weekend Market, Central Plaza Ladprao and Major Cineplex Ratchayothin. Its status as a popular residential area has also meant that independent restaurants, eateries and coffee shops have mushroomed in the area. This has transformed the quiet residential hub, into an up-and-coming hotspot for investors and developers!

Plus Property a leading real estate consultancy recently revealed its predictions that Ladprao-Phahon Yothin is a high-potential investment and attractive growth area. This prediction by an established player in the property market has validated speculations of the area’s imminent boom.

Over the past few years, several high-profile developers have made forays into the area such as AP (Thai) which has launched LIFE Ladprao and Sansiri with its successful project THE LINE Jatujak- Mochit. Several mid-level independent developers have also launched a series of residential projects in the area. In contrast with Bangkok CBD’s market consisting largely of buy-to-let investors, Ladprao- Phahon Yothin buyer profile has consisted mainly of home buyers.

However, the main cornerstone underpinning this condo development boom is the neighborhood’s potential transformation into a “transport and commercial hub”. The extension of the BTS Green Line is currently underway and the area will soon welcome another interchange connection for the BTS/MRT Lines. This interchange will thus give the neighborhood ultra-convenient access to all parts of Bangkok’s CBD.

Another game changing project for the area is the ongoing extension and upgrade of Bang Sue Central Train Station. This ambitious project will in effect connect North Bangkok to the Northern and Southern parts of Thailand via an extensive network of electric trains. This is likely to shift Ladprao- Phahon Yothin from a quiet residential suburb, into North Bangkok’s premier transport and commercial hub!
