Rama IV Road is experiencing a complete urban makeover that could transform the neighborhood into one of Bangkok’s premier business and residential hubs!
Interestingly, Rama IV Road was in the past completely overlooked and oftentimes avoided by real estate developers. Its proximity to Bangkok’s Port and the presence of the expansive Khlong Toei Market, inadvertently gave the neighborhood a less-gentrified, rough and industrial environment; that is a far cry from the more genteel and popular tree-lined roads of the prime areas such as Silom, Phrom Phong and Ploenchit.

It is estimated that the property sector has invested over Bt185 Billion in four new mixed-use developments between Samyan and the Khlong Toey Intersection; these four projects are Samyan Mitrtown, The PARQ, Dusit Central Park and One Bangkok.
These huge levels of investments being pumped into a stretch of road of only 3.5 km is the reason why Rama IV Road is the neighborhood to watch in 2021 and beyond!
The Mega Projects Transforming Rama IV Road
Here is an overview of the mixed-use projects redefining the neighborhood and positioning Rama IV Road as a potential prime business and leisure district!
1. Samyan Mitrtown

Samyan Mitrtown is a newly completed project, located on the Rama IV Road-Phaya Thai Intersection in the Samyan neighborhood. The extensive mixed-use project consists of several commercial, retail and residential elements totalling 222,000 square meters of gross floor area. The PARQ is a newly inaugurated project by the TCC Group, it is conveniently located next to the Khlong Toei Intersection meaning it has direct road access to the Asoke Business District.
The mixed-use development includes The PARQ Workplace, an impressive A-Grade commercial building totaling 60,000 square meters and The PARQ Life a lifestyle mall with a total of 12,000 square meters. The PARQ Life was designed to cater for the complex’s office workers and local community; it currently hosts 60 dining, retail and wellness commercial tenants.
3. Dusit Central Park

Dusit Central Park is a mixed-use lifestyle complex led by a joint venture between Dusit Thani and Central Pattana. The project is located on the Silom side of the Rama IV Road, alongside Bangkok’s Lumpini Park giving it a unique and prime location.
The project will consist of a retail complex, office tower, residential condo and 5-star hotel. The highlight of the project will be an impressive “rooftop park” that will complement the natural surroundings of the neighborhood.
4. One Bangkok
Developer: TCC Group
Project Value: Bt120 Billion
One Bangkok is a mega mixed-use project by the TCC Group and it is being developed on a massive 104 rai plot of land (16.7 Hectare). The project is located on the corner of Rama IV Road and the exclusive Wireless Road.
The TCC Group refer to the ambitious project as a “fully integrated district” and it will consist of A-Grade office towers, 5 luxury hotels and 3 luxury residences; these commercial buildings will be complemented by art, cultural and lifestyle spaces as well as an expansive greenspace.
Rama IV Road the next Central Business District?
While these mega projects are taking the spotlight due to their size and scale, it is important to note that Rama IV Road is also welcoming a range of more “modestly” sized projects. This includes the renovation and upgrade of the Queen Sirikit Convention Centre, the modernization and expansion of Benjakitti Park and the modernization of the Samyan neighborhood by Chula Property.
All these exciting developments promise to transform and propel the Rama IV Road to new heights of residential and commercial popularity amongst Bangkok’s residents. In more ways than one, the area’s current development resembles the early beginnings of the now trendy Sukhumvit Road that also started as an “overlooked” peripheral neighborhood.
