Property Event such as exhibitions, shows, and private parties promoting off-plan developments may seem like just another glitzy marketing gimmick. However it would surprise many, to know that these events play a major role in the sales and marketing of Property Developments in Bangkok.
For the local Thai buyers’ market, events are an excellent way to interact with the developer’s brand and its residential offerings; as a well-planned exhibition and beautiful booth re-assures buyers and entices them to book units.
Also these Property Events function as “gauge” by local buyers to assess the popularity and investment potential of a developer or individual project.
Thai Buyers/Investors respond positively to these events and in many cases this results in MILLIONS of baht of Bookings for the project developers.
So what’s in it for buyers?

While Property Events are exciting and fun, Thai buyers are attracted to these shows for more pragmatic reasons:
1. Limited Offers & Discounts
Events are enormously expensive undertakings for property developers; as they have expenses such as hiring presenters, decorations (I.e. Booths, props, and banners), the short-term space rental costs, etc. To add to the pressure, events are short-lived lasting between 3 days and a maximum of 1 week.
Therefore to justify this marketing expense, developers tend to splash a dazzling array of limited and time-sensitive offers. This can range from straight-up discounts (10% off), free furniture packs, better payment plans or even free iPhones (Even free CARS, are not unheard of)!

Senior Management is under pressure to make these short-term events work!
In many cases Sales Managers and even Directors are present at the shows and they can agree to an even higher non-standard discount. This would not be the case if a buyer just visited the “show room” on a normal working day. (Rule of thumb, senior management is usually present on the first days of the event to supervise)
However to pull this off, buyers need to gauge the popularity of the Development/Developer and also negotiate from a position of strength (I.e. Buy several units or a larger unit type).

Probably Bangkok’s largest and most famous Property Event. Organized by the Thai Real Estate Association hosted in Queen Sirikit National Convention Centre, it brings together a wide range of developers (Medium and Large) from Bangkok and all over Thailand. The event is a must-go, as the atmosphere is vibrant and there is an enormous variety of Projects.
2. Property Portal Shows
The leading property portals in Thailand often take initiative and organize property roads shows in popular shopping malls. The main organizers tend to be:

3. Developer Promotional Events
While they may not offer the variety of options 1 and 2, numerous developers often organize their own events. Since this is a costly undertaking, only large listed developers tend to promote using this channel. Some Developers who advertise using Events in malls regularly are:

However this may be an excellent way to access “non-standard” discounts from popular projects!
On a final note, it is important to do plenty of “due diligence and research” before attending these shows, simply because Property Shows tend to be geared toward generating hype and excitement. “Pressure selling” is rife and is a major part of these events, so unprepared buyers should be careful and stay cool.
