Ploenchit Property and Investment Guide

Ploenchit Area Overview

Home to a collection of Embassies such as The United States, United Kingdom and Switzerland Embassy to name a few, Ploenchit has established a reputation for being the Capital’s official embassy quarters.

The neighborhood also hosts a multitude of up-scale leisure venues, such as 5-star hotels, chic dining establishments and expensive shopping malls. On top of this, Ploenchit is a commercial and business hotspot, as it hosts numerous Grade A Office Towers (I.e. Park Ventures and All Seasons Place).

Park Ventures

This makes Ploenchit a unique combination of leisure and business; where socialites can mingle with working professionals, diplomats and international businessmen. This makes the neighborhood one of the most desirable and prestigious addresses in the capital!

Local Lifestyle Overview

On a leisure and lifestyle perspective, Ploenchit offers an amazing and balanced living experience. The neighborhood hosts some of the best restaurants and eateries in Bangkok; this ranges from fine dining establishments (I.e. Savelberg, Elements, Osha, etc…) clustering around Soi Ruamrudee to more casual trendy joints (I.e. Osito, Wuanood, etc…) a collection of which are located in Mahatun Plaza. There are also a range of independent coffee shops ideal for kicking back and relaxing on weekends.

In terms of shopping two places of interest include:

Central Embassy

Built on the former gardens of the British Embassy, this stunning 6-Storey shopping complex offers a luxury and glitzy shopping experience. The mall, offers a multitude of outlets of both local and internationally renowned brands (Such as Channel, Hermes and Prada).

Central Embassy also offers visitors “Embassy Diplomat Screens” (A luxury cinema experience) and a plethora of restaurants, eateries and coffee shops.

This department store, offers shoppers a wide-range of furniture, domestic appliances and home decorations. Despite its prestigious address, the department stores’ offerings remain grounded and accessible to a range of buyers with different budgets.

Ploenchit is conveniently located, sandwiched between Siam/Chidlom and Sukhumvit; this ideal location means that local residents have access to the best of both areas. This also means that the neighborhood is ideal for working professionals, as the location offers pleasant daily commutes to Bangkok’s business centers such as Asoke and even Silom/Sathorn.

Property Investment Overview

Ploenchit is located in a prime geographical location, positioned as a bridge between Sukhumvit, Siam/Chidlom and Silom/Sathorn. The area therefore offers local residents a pleasant and convenient position from which to get around the city’s CBD.

The prestigious appeal and up-scale lifestyle of the area, has inevitably had a knock-on effect on the local real estate market. The neighborhood has in the past years, recorded some of the highest land prices in Bangkok.

At present, most of the development activity is concentrated around Wireless road; with landmark projects such as 98 Wireless by Sansiri smashing Bangkok’s price records (Units Averaging 550,000+ THB Per/Sqm). Another prominent Condo development is Noble Ploenchit which is located close to the Ploenchit Road-Wireless intersection; developed by Noble Development it offers a total of 3 Towers and a Commercial section.

98 Wireless Under Construction

The most notable “area development” that may have significant impact on the local property market in the medium/long-term, is the rumor that the British Embassy could potentially sell the downtown compound that currently houses the British Ambassador’s residence. At present, the sale of this massive 23-rai (9-acre) parcel has not been officially confirmed, but this could be an exciting development for the neighborhood and local property market.

Ploenchit Condo Options

Generally Ploenchit offers properties on the high-end of the scale, with most Condo options on the sale/rental market being marketed at premium price-points. In terms of location, Condo options in the area tend to cluster in 3 main areas:

Wireless Road (Also known as Soi Witthayu)

Wireless Road

This is a long road that connects Phetchaburi Road to the far north to Rama 4 Road to the far South (Crossing Ploenchit Road in the center). Therefore it is no surprise that most of the Condo options are located along this thoroughfare. With some of Bangkok’s most expensive real estate being located on the southern-section of Wireless Road.

Soi Ruamrudee

Soi Ruamrudee

This road runs parallel to Wireless Road, offering a quieter more residential atmosphere than its bustling counterpart. Soi Ruamrudee tends to offer a relaxed environment with plenty of restaurants, eateries and coffee shops.

Soi Nai Loet

Soi Nai Loet

Located geographically opposite Soi Ruamrudee, it is a quiet and peaceful road characterized by low-rise condos and houses. This road has recently welcomed Noble Ploenchit (Technically located on Ploenchit Road) a luxury Condo by Noble Development, which has a side-entrance on Soi Nai Loet.
